I live far away from a property I want to sell. Can I sell it without having to travel for any part of the process?

Yes, we have a process in which you would never have to leave your home to have the property shown, offered on, and closed on.

Do you buy properties with liens, problem tenants, and title issues?

Yes we do. If your property has non-negotiable liens, the amount of the liens get deducted from the purchase price and you receive the remainder as profit at closing. If your liens are negotiable and if you have title issues, we will spend extra time to help negotiate what you owe to the lien holders, and investigate and resolve your title issues to get you to closing. If you have problem tenants and need to consider eviction, we can still buy the property. We will take on the tenants and eviction process after we close.

What types of properties do you buy?

We buy all types of properties, including single-family homes, condos, townhouses, and multi-family residences, regardless of their condition.

How quickly can I receive an offer for my home?

We can provide an offer on the spot or within minutes - whether in person or over the phone.

Are there any fees or commissions involved in the process?

No, there are absolutely no closing fees or commissions when you sell your home to Cash Home Buyer Pros. We aim to keep the process straightforward and cost-effective for you.

How does the closing process work, and how soon can I get paid?

Once the offer is accepted, we connect you to an accredited real estate settlement company to process the closing. We can usually close the sale as quickly as 7 days, depending on your flexibility. Payment is made immediately upon closing, through the real estate settlement company. Sellers can receive payment by certified bank check or wire transfer, ensuring you receive your funds swiftly.

How do you determine the offer price for a home?

Our offer prices are calculated based on current market conditions and recently sold comparable home data, home location, size, and condition.

Are you a Realtor?

No. We are a direct buyer and we can discretely buy your property off-market. Selling to us is the equivalent of selling For Sale By Owner. Realtors represent a buyer or seller and get paid a commission for representing a buyer/seller upon closing a transaction. Realtors are typically involved with on-market transactions.

What happens if my house is in a state of disrepair?

Can a seller back out of selling the property if Cash Home Buyer Pros is pending sale to purchase the property?

Once a seller signs a purchase agreement with Cash Home Buyer Pros, it becomes a legally binding contract. This agreement is final, enforceable under law, and cannot be undone or canceled outside of the contract’s terms.
